DGNB
To make sustainable building applicable on a practical level, measurable and thus comparable, the DGNB has developed its own certification system. It fosters a shared understanding of the pertinent requirements of sustainable building methods, among all parties involved in development projects.
The DGNB System is based on three fundamental factors. These set the approach apart from other certification systems in the market:

> Holistic approach
> Emphasis on performance
As a result, certification always considers the entire life cycle of a project – not only with regard to impacts on the environment and resource consumption, but also regarding the cost of managing or operating a building, as well as maintenance outlays.
As proof of the quality in construction, DGNB-certificates in Platinum, Gold or Silver can be obtained.
BREEAM
BREEAM stands for „Building Research Establishment Environmental Assessment Method“ and is the oldest and most widespread certification system for sustainable construction. The criteria take into account impacts on a global, regional, local and indoor level. BREEAM assesses the life cycle (of a property) and measures the sustainability-value in a number of categories ranging from energy to ecology. The result of a certified BREEAM assessment is the BREEAM rating, which enables comparability of projects and gives customers and users certainty with regard to sustainability criteria and underlines both the quality and the value of the property.
BREEAM ratings range from „acceptable“ to „pass“, „good“, „very good“, „excellent“ and „outstanding“.

The project site is located in Munsbach in the municipality of Schuttrange (Canton of Luxembourg), east of Luxembourg City. The location is characterized, among other things, by the direct freeway access to the A1, which connects Luxembourg with Germany (Trier region) and is close to the international airport Findel, Luxembourg.
The property is located on Rue Gabriel Lippmann in the „Parc d` Activité Syrdall“ industrial park. It is an established location with more than 100 settled companies from different industries. The part of the business park to the north of the freeway is mainly home to companies from the logistics sector. The new headquarters of Advanzia Bank S.A. will be located in the southern part of the industrial park. This area is characterized by office and hotel use and is already home to companies such as Warburg, Hauck Aufhäuser Lampe Fund Services and the LRI Group and . Across the street from the property is the Légère Hotel, a 156-beds business hotel. The freeway access is about 500m away and the walk to the Munsbach train station is about 10 minutes. There is also a direct bus connection for commuters from Germany. South of the property there is a green zone, which is used as a recreational area. There are several restaurants and grocery stores in the immediate vicinity.
